Day-to-Day Management

We accomplish this while keeping the complex in compliance with the ever-changing and complicated HUD, Rural Development, and State Housing Finance Agency paperwork and regulations.

JLD Management Group handles the regulatory requirements and details, including marketing, outreach, resident screening, lease processing, as well as moving in and orienting the residents to their new home.
Marketing, Outreach, & Leasing
  • Designing an Affirmative Fair Housing Marketing Plan that complies with all regulatory agencies and meets the needs of the community.
  • Designing and providing advertising that is effective and complies with Section 504 and the Fair Housing Amendments.
  • Complying with regulations by using an approved rental application and tenant selection criteria.
  • Assisting in screening of all applications; rejecting those that do not qualify and putting those accepted on the complex waiting list to ensure that Section 504 and Fair Housing Amendments are always followed. Completing all necessary paperwork on new move-ins and making sure that copies of all the proper supporting documents are in the resident’s file.
  • Submitting Housing Assistance Payments, along with proper documentation, in a timely manner each month.
  • Conducting random resident satisfaction surveys.
  • Maintenance Program
  • Staff available to work with complex personnel to set up daily, weekly, monthly and annual corrective maintenance and preventative maintenance programs.
  • Available and accessible to discuss any minor or major repairs.
  • Maintenance Specialists available to deal with special projects or more complicated capital improvements.
  • Assessing the status of existing equipment, assisting in the development of specifications and contracts, securing competitive bids and reviewing bid proposals.
  • Financial & Accounting Controls
  • Providing financial management controls that meet the needs of owners and regulatory requirements.
  • Providing experienced staff to oversee the day-to-day financial accounting activity and records of the complex.
  • Providing owners with monthly financial information that includes budget analyses, profit and loss statements, balance sheets and detailed general ledgers.
  • Completing a monthly rent potential reconciliation to assure that monthly rental deposits and billings are correct.
  • Reviewing complex invoices and processing payment of such invoices, taking advantage of any available discounts.
  • Submitting periodic documentation for Replacement Reserve requests, as well as completing on-going analyses to determine necessary balance in the Replacement Reserve Account.
  • Submitting annual budgets and rent increase requests, if applicable, and providing supporting documentation.
  • Monitoring transfer of funds between numerous bank accounts and reconciliation of such accounts.
  • Overseeing the successful and timely completion of an independent audit.

  • Providing the complex with a comprehensive Operation Manual that covers Regulatory Policy and Guidelines as well as JLD Management Group policies and procedures.

  • Processing resident certifications to verify income and eligibility.
